For tenants

NNN lease cost calculator

A triple-net quote is only part of the rent. Add the pass-through charges, then compare against a gross quote and factor in free rent.

Pass-through charges vary by building and are often estimated for the first year, then reconciled. Ask the landlord for the last two years of actual charges.

Questions

Lease cost FAQ

What does NNN mean in a commercial lease?

NNN, or triple net, means the tenant pays base rent plus its share of the building's real estate taxes, insurance and common area maintenance (CAM). Utilities are often paid separately as well.

How do I compare a NNN lease to a gross lease?

Add the NNN charges and any utilities you pay directly to the base rent to get your total cost per square foot, then compare that number to the gross rent quote.

What is effective rent?

Effective rent spreads concessions such as free rent over the whole lease term. Three months of free base rent on a five-year lease lowers the effective rent by about 5%.
