Usable vs. rentable. The rooms and hallways add up to usable square feet, the space inside your suite. Landlords quote rent on rentable square feet, which adds your share of lobbies, corridors and restrooms. That share is the load factor, usually 10–20%.
Planning for growth. Signing a five-year lease for today's headcount usually means moving early. The growth setting adds room now so you can hire into the space.
Medical, flex or unusual layouts? Exam rooms, labs and warehouse space follow different rules. Send us your requirements and we'll size it with you.
Questions
Office space planning FAQ
How much office space do I need per employee?
Most offices plan between 150 and 250 rentable square feet per person, including desks, offices, meeting rooms, shared areas and hallways. Open-plan and hybrid offices land at the low end; offices with many private offices land at the high end.
What is the difference between usable and rentable square feet?
Usable square feet is the space inside your suite. Rentable square feet adds your share of the building's common areas, such as lobbies, corridors and restrooms. Rent is quoted on rentable square feet.
What is a load factor?
The load factor is the percentage added to usable space to cover common areas. A 15% load factor means a 2,000 usable SF suite is billed as 2,300 rentable SF.
How much does a 2,500 square foot office cost in Fall River?
At the Fall River average of about $17 per square foot per year, a 2,500 SF office runs about $42,500 a year, or about $3,540 a month, before any triple-net charges. See the Fall River office market report for current rents.
