Questions
Selling a commercial building: FAQ
How is a commercial building valued?
Leased commercial buildings are usually valued on income: take the gross rent, subtract vacancy and operating expenses to get net operating income (NOI), then divide by a market cap rate. Comparable sales and replacement cost check the result. Owner-user and vacant buildings lean more on comparable sales.
How long does it take to sell a commercial building in Fall River?
Most commercial sales take several months from listing to closing, depending on price, condition, financing and the buyer's due diligence. Well-priced buildings with clean leases and records move fastest.
Should I lease up my building before selling it?
Often, yes. Investors pay for income, so signed leases at market rent usually raise the sale price by more than the cost of leasing. If you plan to sell to an owner-user, some vacancy can help. We run the numbers both ways before you decide.
Can I sell my building without a public listing?
Yes. We can market a building quietly to a list of qualified SouthCoast buyers before, or instead of, a public listing.
What does it cost to get an opinion of value?
Nothing. Real Offer Realty provides a free, no-obligation opinion of value for commercial buildings on the SouthCoast. See the Fall River office market report for current rents.
